Debt-service coverage ratio (DSCR) loans are designed for real estate investors who want long-term, stable financing without the institutional paperwork. We qualify the loan based on the property's rental income relative to its debt obligations — not your personal W-2 or tax returns. We lend on rental properties throughout Florida, including Miami, Fort Lauderdale, Orlando, Tampa, Jacksonville, and emerging markets across the state.
This makes DSCR loans ideal for self-employed investors, those with complex income structures, or anyone building a rental portfolio at scale in Florida. As long as the property cash flows at a 1.0x DSCR or better, we can lend.
With 30-year fixed and ARM options, loan amounts up to $3M, and LTV up to 80%, our DSCR program is one of the most flexible in Florida for buy-and-hold investors.
